Seafarer - No UK Income Tax Payments

Our client is a seafarer who spends 6 months overseas and he was looking to start a property portfolio and set up a limited company to purchase a property. Seafarers’ earnings are free of UK income tax.

Our client has already been to three mortgage brokers previously who were unable to arrange a mortgage due to the fact he didn’t pay UK tax however, we were able to secure our client with his first buy to let mortgage at an extremely competitive rate.

Cash Purchase Refinanced onto Buy to Let Mortgage

Our clients are professional landlords with a portfolio of 20 properties and they purchased a three-bedroom apartment above a funeral directors’ located in a busy high street surrounded by commercial properties at an auction with cash.

The clients were looking to refinance the property onto a buy to let mortgage and release the money they had invested due to the property being worth significantly more. After the client had two mortgage applications refused, we were able to secure a buy to let mortgage with a specialist lender.

Personal Debt over £85,000

Our clients came to us with 57 outstanding credit commitments and personal debt of over £85,000 in addition to their mortgage. We were able to consolidate these commitments apart from their car finance onto one monthly payment, saving the client over £2,600 per month and reduce an average interest of 15.9% to 4.79%.

Upon acceptance the clients cried with delight. We were pleased that we were able to help our clients with more than just their mortgage but help them through a financial struggle and consolidate their debt to more manageable monthly payments.  

First Time Buyers with Credit Issues

A couple who were first time buyers were looking to secure a mortgage. Unfortunately one of the applicants had had issues with her credit due to unforeseen circumstances. They had been to another broker who was unable to help and said they would need to wait 2/3 years. 

We were able to advise that although we were unable to get them a mortgage at a specific time, we educated them on how to conduct their accountants and to come back to us in 3 months’ time. The clients came back in 3 months and we were able to help secure them a mortgage on a new build that they fell in love with. 

Upon moving into the new property Mr proposed to his girlfriend and she said yes.
